New Homes For Sale In Las Vegas

By Dora Reed

Many people looking to buy a new home are under the perception that they must hire a realtor. This is not always the case and it is possible to get a satisfactory home when house hunting without a realtor. The good news is that you get to save some money otherwise used to hire an agent. When as a home buyer you decide to go down this path, you need to make sure that you are duteous with this task. Here are a few tips when going solo in the search for new homes for sale in Las Vegas .

For starters, before you get in your car moving from one location to another, you have to know what you want and be strict about it. Sit down and start listing the items that are a must have in your home. The better way to create a comprehensive list is to create a spreadsheet table. This acts as your yardstick of measurement when visiting any home. It makes it easier to analyze the pros and cons of one house against another house.

It is hard to compare houses without a checklist to tick of items against. When you have the same list for each house you view, it is faster to decide which house you will want to buy; do not simply rely on your memory no matter how good it is.

Once you have settled on the major things you want in the house you want to buy and have made up your mind, go to your bank or preferred mortgage lender and get an approval letter. This letter states the kind of money your lender would be willing to give you. This acts as proof of your buying power and serves as credentials that you are a legitimate home buyer. This is a strong negotiating tool when working without an agent.

To further eliminate the use of discussing with a realtor, you want to look for FSBO houses. These are houses for sale by owner and you do not go through any agent or company. If you do not want to limit yourself to such houses, you can easily look at all types of houses put up for sale and still get a good deal.

The next step is where to find credible listings. The classified in either the paper or online are a good place to start. Classifies have a wide array of houses and are updated on a daily basis. It may take time combing through the classifieds on a paper or Craig list but it is worth it when you find the right home.

You can also check online for listings on various websites of real estate firms. Checking online allows you to compare houses and companies as well. On the site you will find a form or sections requiring you to fill in details you are searching for such as type of house and location. Then with the search criteria you provide you get a list of such available houses.

You may also choose to pay to get a real estate magazine on a monthly or weekly basis if you start house hunting early enough. A magazine provides several advantages over other methods as you get to read on other valuable tips you need when house hunting.
