Never invest too much money in the beginning as this can cause a lot of problems down the road. Overextending yourself can lead to problems with your savings plans and prevent you from buying great properties in the near future. Develop the proper budget and follow it to a tee.

Beware of buying single-family homes in a neighborhood that is full of rental property. Typically, a rental neighborhood is not a desirable location for buyers who want to raise a family. The value of single-family homes in this type of neighborhood will not likely go up very much because of their location.

Be very patient when beginning. Getting the first deal done can take longer than expected. You may not see anything you are interested in or you may not be able to agree on the terms of a sale. Don't settle for an investment property just to get started. That's not smart investing. Stand firm and wait for the right opportunity.
